Leon Valley is a small independent city on the Northwest Side, wrapped almost entirely by San Antonio along Bandera Road between Loop 410 and Huebner Road, with Leon Creek running through its middle. It incorporated in the 1950s and most of its housing went up in the two decades that followed: single-storey ranch homes on slab foundations, brick or brick-and-siding, on modest lots that have had sixty years to grow real trees. It is one of the more settled neighbourhoods in Bexar County, and its roofs reflect that.
A house built in Leon Valley in the 1960s has had its roof replaced several times by now. Some of those replacements were done well; some were done by laying a new layer of shingle over the old one, which was common practice for decades and leaves a roof heavier, hotter and harder to inspect. Many homes have flat or low-slope additions — a converted carport, an extended den — roofed differently from the main house, and those transitions are where leaks usually start. Hail, wind and overhanging oaks
Leon Valley is squarely in the Northwest Side hail corridor. Storms that form over the Hill Country move southeast through Helotes and Leon Valley before they reach the rest of the city, so this area has been hit by the same events that have re-roofed much of the Northwest Side. On a 1960s roof that has already been through a few cycles, hail finds the weak spots quickly: brittle shingle, aged flashing around a chimney, a cracked boot on a plumbing vent.
The trees change the picture. Mature live oaks and pecans overhanging a roof shade it — which does extend the shingle’s life — but they also drop limbs in a wind storm, fill valleys and gutters with leaves, and keep the north-facing slopes damp enough for algae. A limb that comes down in a storm can punch through decking; a gutter that has been full of pecan leaves for two seasons rots the fascia behind it. Trimming back and keeping the gutters clear is the most useful thing a Leon Valley homeowner can do between roof inspections.
Water is the other consideration. Leon Creek and its floodplain run through the city, and the older lots do not always drain the way a modern subdivision is engineered to. Where the roof sheds is where the water goes, and on a slab foundation that has been in the ground for sixty years, keeping the edges dry matters.
