San Antonio is not one roofing market. It is a ring of very different ones, stacked outward from downtown. Inside Loop 410 you have the pre-war bungalows of Monte Vista, Beacon Hill and Woodlawn Lake, the mid-century ranch homes of the Northwest and Northeast sides, and the compact post-war streets around the Medical Center. Between 410 and Loop 1604 sit the big 1980s and 1990s subdivisions of the Great Northwest, Churchill Estates and Thousand Oaks. Push past 1604 and you are into Stone Oak, Alamo Ranch, Timberwood Park and the newer master-planned communities that keep climbing north toward the Hill Country.
Each ring carries a different roof. The older homes inside the loop tend to have steeper pitches, more than one layer of shingle from past re-roofs, and decking that has been patched more than once. The 1980s–2000s subdivisions were mostly built with three-tab or early architectural shingle over plywood or OSB, on wide, low-slope hip roofs that catch hail square on. The newest homes north of 1604 are more likely to carry architectural shingle, clay or concrete tile, or standing-seam metal on the Hill Country-style builds. Hail, heat and wind: what San Antonio does to a roof
San Antonio sits at the southern end of the Texas hail corridor. Severe weather season runs roughly March through June, when Gulf moisture meets cold fronts dropping off the Edwards Plateau, and the storms that form on that boundary track across the metro from the northwest. That is why the Northwest Side — Helotes, Leon Valley, the Medical Center, Alamo Ranch, the Dominion — has taken some of the region’s most damaging hail, and why the Northeast Side around Converse and Universal City often gets the same cells an hour later.
Hail is the headline, but summer is what quietly shortens a roof’s life. Months of roof-surface temperatures well above the air temperature bake the oils out of asphalt shingle, curl the edges, and loosen granules until the mat underneath is exposed. A roof that has been through fifteen or twenty San Antonio summers is often near the end of its useful life whether or not it has ever been hit by hail, and hail on a roof that age does far more damage than the same hail on a new one. Straight-line wind from thunderstorm outflow lifts the tabs on older three-tab shingle first, then works on the ridge caps and the flashing around vents and chimneys.
The consequence, if you leave it: a small patch of granule loss becomes a bare spot, the bare spot cracks, water reaches the decking, and by the time a stain shows on the ceiling the plywood underneath has usually been wet for a while. Insurance claims get harder the longer the gap between the storm and the report. If you think a storm hit your roof, the time to look is now, not at the next policy renewal.

Gutters matter more here than people expect. San Antonio storms drop a lot of water in a short time, and on the clay soils that cover much of Bexar County, water that sheets off the roof edge and pools against the slab is a foundation problem waiting to happen.
